Vacant staging is more expensive because we're sourcing and delivering everything from scratch. Occupied staging works with what you have — we rearrange, remove, and style — which is faster and less costly. Staging in Tacoma and Pierce County tends to run slightly lower than Seattle proper, simply because of differences in home values and market expectations.
